In Arizona, specifically the Phoenix area, a pool may seem like a necessity. It’s hot here 4-5 months of the year, that depends who you are talking to. Some will say “it’s only hot 3 months of the year”, I would say it’s hot more like 5 months a year. I’m a Tempe native, but it’s still hot. A pool is helpful to cool off after a day of showing houses, any in and out of the car errand running and for outdoor recreation.

If you choose to purchase a home with a pool, there is regular maintenance that is needed. A pool service can be hired for approximately $100 a month, which includes the chemicals. Or you can choose to maintain the pool yourself.

I always tell homebuyers that it depends on their personal level of do it yourself ism. I have taken care of my own pool. I did a decent job until monsoon season when it turned green! Which can happen in a storm in only one night! I was doing the minimum when it came to the pool care, so eventually I hired a service.

If you are buying a home in Arizona,  here’s a  comprehensive list of the maintenance to expect & plan for your new pool.

Weekly Pool Maintenance Task

Skim Debris & Clean Out Baskets

Keep the debris out of your pool, clean out the skimmer baskets & skim all leaves and debris out of the pool. Vacuum the pool & brush the walls & tile Most of the pools, here in Arizona, have a vacuum doing most of the work for you. So this task is brushing the walls and tile of the pool. Remember, that vacuum has tons of gears and such that need replacing every other year or so. Many of the chain pool stores will do these fixes for you with free labor and only charge you for the parts.

Check & maintain the water level

The water level should come up half way on the tiles in the pool. Don’t let the water drop below the tiles, the plaster of the pool will crack in the summer sun if it isn’t covered with water.  Most newer pools have automatic fillers, however, you have to notice if for some reason your pool water level is dropping.

Maintain the PH Level

Checking the PH level of the pool weekly is important to know which chemicals your pool needs. Again, if you go to the major pool stores they will help you with the chemicals needed. Chlorine is the major component, but sometimes some acid is needed too!

Superchlorinate the water (SHOCK IT!)

If you are chlorinating a pool, it’s quite easy to measure when a shock treatment is needed. Your test kit should include tests for both free and total chlorine. When the level of total chlorine exceeds the amount of free (usually by 2 ppm or more), then you know that you are falling behind and need to shock.
We’ve all walked into a public pool and been knocked over by the chlorine smell. It might surprise you to learn that this was probably the result of NOT ENOUGH chlorine, rather than too much! No matter what sanitizer you are using you can certainly schedule regular shock treatments, but there is no single formula to determine how often. In general, if your water is getting cloudy before the treatment and clearing up afterward, then you need to shorten the cycle and/or increase your daily dose of an oxidizing sanitizer. The smaller your pool, the more often you will need to shock. An 800 gallon spa may require daily shock treatments.

You may also want to shock:

  • After exceptionally heavy use.
  • After a heavy rain or a windstorm that blows debris into the pool.
  • After a water change.

 

Every Quarter

Clean the filters

There are a couple types pool filters, they are located near the pool pump. My filters at home look like big folded paper tall circular drums. I’m sure that’s a bad explanation. They need to be removed from the large drum near the pool pump and sprayed with a powerful hose. If you let these go too long without cleaning them, they tend to rip and then need replacing much sooner than necessary. This type of filter needs to be replaced every few years. The other type of filter is a sand filter and the same spray off is necessary to clean this type of filter. Again, this is something a pool service will take care of for an additional fee.

Once a Year

Check for cracks in the pool and leaks

This seems obvious, but it is somewhat ongoing.  Check your pool for anything unusual that appears to need repair.

Pumice the Tiles

Hard water will build up at the water line on the tiles.  They need to be scrubbed off with a pumice stone purchased at the pool store. This is an easy enough task, but it takes some time. So just plan to hang out in the pool with your family or friends and do a little bit at a time.  Maybe even invite friends over and get them to help for a free lunch:)

Ahwatukee is a Neighborhood

Ahwatukee is a neighborhood in Phoenix, but is within the Tempe school district.

South Mountain

Ahwatukee is close to South Mountain, the largest municipal park in the world!  With tons of hiking and biking trails, it is a perfect place to be outdoorsy.

 

A Giant Cul-De-Sac

It is called “the giant cul-de-sac”.  It was built this way tucked into the south side of South Mountain.  It’s beautiful and somewhat secluded.

Shopping Galore

There is Plenty of Shopping nearby.  Most any store you can think of is in Ahwatukee or very close to Ahwatukee.

Old vs. New Ahwatukee

The older section of Ahwatukee is the more northern portion of Ahwatukee (Elliot – Warner Loop).  Some of these homes are custom homes that are located on the mountain preserve with great views of the mountains.  The newer section of Ahwatukee is south Ahwatukee (Ray Road, Chandler Boulevard & Pecos Road).  Some folks have said it’s a little easier to get in and out of Ahwatukee from old Ahwatukee.  The bonus of new Ahwatukee is the homes are newer and generally more up to date.
